This insider knowledge lets me connect you with the best builders and desirable neighborhoods. It’s like I’m a wedding planner…. But for a home build!

  • This really depends on a lot of factors. There are multiple pathways you can pursue in new construction. For example, there are production-style homes; these are the homes you see most often. With their predetermined neighborhoods, floor plans, and set selections, we can often catch a new construction home with only a few months left in the construction process.

    A large portion of my business is dedicated to those looking to pursue a custom home. In this case, we often spend a couple of months looking for the right parcel of land, and then another 10-13 months building the home.

  • New construction homes don’t require you to be savvy in the areas of design and and interiors. Of course, your preferences will be considered, but you can defer to the builder as much as you’d like. We have an inventory of pre-drawn floor plans that you can sort through so that you don’t feel like you’re starting entirely from scratch.

  • In some ways, purchasing a new construction home can be similar to purchasing a preexisting home. We can often use VA loans, conventional loans, and other typical loan products. With fully custom homes, there is a unique product known as a Construction-to-Permanent loan. This is not offered by all mortgage lenders, but I have some great partnerships that you can explore that offer some attractive programs.

  • I get this all the time. Living near the beach in North Carolina brings up a lot of concerns around water. Not all flood zones are scary zones. I can walk you through the “lay of the land”, and we can talk to insurance providers about what you’ll need to feel confident. Fun fact: both homes that my husband and I built have been in AE flood zones! We were not afraid because we were educated.

WHO PAYS ME?

THE SINGLE MOST ASKED QUESTION.

99% OF THE TIME, THE BUILDER PAYS ME.

But we should really break this concept down. In nearly all of recent NC real estate history, the seller has paid for the buyer to have their own representation in the transaction. With there being a cost entailed, the seller ensures that they are asking enough money from the buyer in order to cover the costs of the sale of the home.

The same is true for a builder. Fortunately, nearly all builders have leveled the playing field and have decided to factor this into their budget regardless of whether a buyer brings their own representation or not.

For you, I recommend taking advantage of this budgetary consideration and utilize having your own representation to its fullest extent.
