  • You’ll often hear real estate agents say to talk to a mortgage lender first. This is because they want to know if you’re prequalified for a loan before you even come to discuss with them. I recommend the opposite! I’d rather have a conversation with you first so that we can discuss the marketplace, your priorities, your needs, and then I can recommend lenders that might be solution-oriented for your specific pathway. Not all banks are created equal!

  • Unless you are paying entirely cash for your home purchase, this dollar amount is best calculated by a mortgage lender. I’ve seen transactions that vary from 1% of the loan amount, all the way up to 20%. There are a lot of factors, but it takes a lender usually just a couple hours to estimate your down payment and closing costs for you.

  • Go ahead and gather up a few months of bank statements, pay stubs, 2 years tax returns, and your mortgage lender will tell you what else they need!

  • We can scale your timeline to overlap just right! This way you’re least likely to have to find temporary housing.

  • The state of North Carolina has a built in due diligence period to allow a buyer to inspect the property before closing on it! Once you go under contract, you’ll complete all the inspections you’d like in order to discover any problems that might impact your purchase. Then we can pursue renegotiating with the seller and purchasing your home!

  • On average, it takes 21 to 50 days to close on a home once you go under contract. You can spend as long as you’d like searching for the home prior to that.
